A property will be purchased, rehabbed, and then sold with 6 to 9 months.
A complete presentation is always prepared, with repair estimates and profit
statements. Here is a links to a previous presentation that did not close because all
the funding was not in place.
I located 3 people to put up $3,000 each. I was putting up $3,000 also, for a total
of $12,000. Each of them sent me proof of funds, and was ready to go. With a
50/50 Joint Venture Partner, I could have closed that one. That’s were your proof

Yes! As long as the guidelines are followed.
The 1st trust lender, a hard money lender, is a savvy investor. He will not make the
loan if he feels that everyone can not profit, because if we fail, he has failed.
Also, he will interview you to ensure that you understand what you are getting
into. This interview is the reason that I’m reaching out to those who understand
the benefits of investing in real estate, in this economy, in the DC area.
Only one Joint Venture partner is needed per deal.
