Apply for a Pre-Qualification
Hello! I’m a loan officer. I’m here to help
you throughout the mortgage process. Let’s
start with an application. With the help of
some basic personal information and a
credit report, we’ll determine what size loan
you would qualify to borrow as well as what
size loan you are most comfortable with.

Initial Underwriting

Your loan officer will collect documentation of income and
submit your file to a processor who will organize info for initial
underwriter approval.
Your file goes to the underwriter who acts as the judge and
jury for your loan approval. If everything is within guidelines,
you’ll be “conditionally approved.”

You and Your Realtor® Work Together
Find the perfect house and
negotiate an offer. The executed
offer is submitted and the loan
processor now orders a title report
and an appraisal report. These
reports return to the underwriter.

Final Loan Approval
All reports and documentation goes back to the
underwriter for a final sign off.

Don’t worry if additional documentation is requested by
the underwriter; it’s not uncommon!

Final Documents are Prepared
You’re now in the clear to close! Your final loan
package is sent over to the closing attorney where
they prepare your Settlement Statement or HUD 1.
The closing attorney will review the HUD 1 with you
and explain all the documents in the closing package
as you sign on the dotted line!

Receive Funding and HOME OWNERSHIP!

You will receive the keys
to your new home
once the deed has been
recorded by the closing
attorney at the
courthouse!
