Instead of attempting to make an exhaustive list of everything regarding the house, I will
simply mention the things that need to be, or could be improved upon. When I inspect a home,
I inspect every thing, system, nook, and cranny of the house. I unwaveringly adhere to, and go
above and beyond the Home Inspectors Standards of Practice. If there is something you would
like me to elaborate on, or you would like further assistance in any way, let me know, and I

1.  Roof
The  roof  covering  was  a  single  layer  of  3  tab  asphalt  shingles.  It  was  approximately  10  
years  old  and  in  great  shape.  It  had  about  20  years  of  life  left,  if  properly  maintained.  
*1A.  Failed  vent  boot.  De4iciency.
Recommend  having  a  licensed  roofer  or  contractor  look  at  and  Eix  the  plumbing  stack  
that  has  fallen  below  the  boot.  

*1B.  Clean  the  roof  and  gutters.  Trim  back  the  tree.  De4iciency.  
The  big  willow  tree  drops  large  amounts  of  leaves  and  debris  on  the  roof  and  it’s  clogged  
the  gutters  and  is  making  the  roof  age  faster  where  it  overhangs  and  touches.  
Recommend  trimming  the  tree  back  and  maintaining  the  gutters.

*1C.  Chimney  4lashing.  De4iciency.  
The  Elashing  around  the  chimney  was  not  done  right  when  the  new  roof  covering  was  
installed  and  it  has  large  gaps  and  is  not  keeping  water  and  pests  out.  Recommend  
having  a  licensed  roofer  or  contractor  make  it  right.  

1D.  Chipped  shingles,  and  one  missing.  DeEiciency.  
Around  the  back  side  of  the  house  I  found  several  chipped  shingles.  Recommend  keeping  
an  eye  on  them  to  make  sure  they  don’t  get  worse.  The  missing  one  is  below  the  eyebrow  
sash  at  the  front  of  the  house,  left  upon  entry.  Recommend  having  a  licensed  roofer  or  
contractor  replace  it.

1E.  Pest  blocks  needed  at  eaves.  
At  the  entry  and  at  the  top  Eloor  bedroom  dormer  there  are  spaces  where  pests  like  to  
make  nests.  Recommend  using  Elashing  to  block  those  places  and  maintaining  them  so  
pests  don’t  nest  there.  

2.  Exterior
The  exterior  was  clad  in  horizontal  lap  wood  siding.  It  was  painted,  but  could  use  an  
update.  There  were  many  places  that  needed  improvement,  but  I  found  no  rotten  siding  
or  trim.  
*2A.  Tripping  hazards.  Safety  concern.
Mainly  around  the  entries  (front,  back,  and  top  Eloor)  there  are  uneven,  cracked,  and  not  
standard  surfaces.  Some  of  these  are  steps,  others  are  walkways.  Recommend  evening  
them  all  out  to  reduce  the  tripping  hazards  around  the  house.

*2B.  Window  behind  the  stairs  to  the  top  4loor.  Safety  concern.
There  is  a  window  that  is  ½  covered  by  the  exterior  stairs  to  the  top  Eloor.  I  couldn’t  Eind  
a  tempered  glass  stamp  on  this  window—and  even  if  it  was  tempered  it  should  be  dealt  
with  so  it  isn’t  a  hazard  for  people  on  the  stairs.  Recommend  consulting  a  licensed  
contractor  to  repair/replace  this.  

*2C.  Graspable  railings  needed,  and  existing  railings  loose.  Safety  concern.
Railings  are  needed  on  the  back  entry  to  the  bottom  Eloor.  An  additional  railing  is  needed  
to  the  exterior  entrance  to  the  top  Eloor.  All  existing  railings  are  loose  and  need  to  be  
repaired/replaced.  Recommend  consulting  a  licensed  contractor  to  repair/replace  these.

*2D.  Post  supports  for  exterior  top  4loor  stairs  failed.  Safety  concern.  
The  two  of  the  three  posts  supporting  the  stairs  to  the  top  Eloor  are  not  connected  to  the  
cement  pier  block  beneath,  or  are  compromised.  Recommend  having  a  licensed  
contractor  repair  or  replace  the  post  supports  here.  

*2E.  Topography  of  the  earth  around  the  house  funnels  water  towards  the  house.  
De4iciency.  
At  the  entrance,  side  (right  side  upon  entry),  and  at  the  back  of  the  house  the  land  slopes  
toward  the  house.  This  makes  all  the  water  run  to  the  house  and  the  water  gets  into  the  
basement.  Recommend  having  a  licensed  contractor  or  landscaper  make  it  so  the  water  
gets  diverted  away  from  the  house.

2F.  Vent  stack  broken/disconnected.  DeEiciency.  
I  will  also  mention  this  on  the  interior  section,  but  where  the  vents  for  the  kitchen  exit  
the  side  of  the  house,  there  is  an  obvious  break,  and  the  vent  is  no  longer  functioning.  
Recommend  having  a  licensed  contractor  or  plumber  replace  or  repair  the  vent  here.  

2G.  Debris  around  the  house.  
Remove  and  maintain.  Conducive  conditions  for  pests  should  be  avoided.  

2H.  Broken/damaged/loose  siding.
Repair  and  replace  as  necessary.

2I.  Overhanging  tree.  
Trim  back  so  it  does  not  damage  the  house  or  roof.  

2J.  Doors  to  basement  have  large  gaps.  
Repair  or  replace  so  pests  don’t  have  entry  into  the  basement.  

2K.  Hole  in  the  side  of  the  foundation.  
Under  the  rear  deck  to  the  bottom  Eloor  there  is  a  round  hole  approximately  4”  in  
diameter.  It  looks  like  it  may  have  been  a  dryer  vent  at  some  point.  Now,  it  is  an  easy  
point  of  entry  for  pests.  Recommend  blocking  it.
