SUBJECT: Off-Site Program Space During Construction

The current schedule from our Construction Manager, CE Floyd, plans for our vacating the theater
and west wing studios (“theater building”) August 26, 2017 (this coming summer). While we plan to
run summer camp programs, and rent out the theater this summer, these programs will occur in tobe-determined spaces off site from September 1, 2017 through the completion of the building project,
estimated to be early Spring 2019. It is likely that summer camp programs in 2019 could occur back
onsite, but this remains to be fleshed out as the project schedule evolves.
Accordingly, we have been looking for sites to house our performing arts and arts/arts environment
educations programs for September 1, 2017 through, say, June 30, 2019. Since any space we find
may require alterations, we should have lease agreements in place no later than June 30, 2017,
which means locating the space and negotiating the lease very soon this spring.
As you know, numerous locations have been considered, real estate brokers consulted, and a
number of spaces visited. None have proven acceptable and time is running short. Accordingly, we
would now like to expand the circle of folks looking on our behalf. Following are the criteria for the
space(s) we seek:
Location:





Ideally within Concord, and within a distance of Two miles from the current location
Other locations may be considered if they have good visibility, are easily accessible to train
lines and have ample parking.
Ground floor ideal, but upper floors, if ADA-compliant, will be considered
Highly visible, high traffic site ideal, particularly for Arts Education (including Arts and
Environment) programs, as parents drop children off, especially in summer, on the way to/from
work.

Public transportation:


Preference given to sites that are close (within walking distance) to trains from Boston

Square footage (ideal site will combine both programs) total +/- 7000gsf:




+/- 3500 gross square feet for Performing Arts
+/- 3500- 4000 gsf for Education programs
Performing Arts needs:
o +/- 80-100 seats for black box theater
o Small lobby/refreshment area
o Area for “back of house”- tech, green room, storage and, ideally a small area for slop
sink/paint/messy stuff
o +/- 300sf administrative space (including copier/printer etc.)
o Prominent signage
o Ideally 12-16’ ceiling height and no fewer than 6 separate electrical circuits in the
performance space plus additional for backstage and lobby.
o A gallery hanging wall in the lobby would be great.



Arts Education/Arts and the Environment
o Five (although four may work if necessary) classrooms, 650-700sf each
o Classroom spaces should have sinks, minimally a shared sink between two
classrooms.
o +/- 300 sf administrative space (including copier/printer etc.?) – If the location is
near The Umbrella, administrative offices can be accommodated at 49
Sudbury. If far away, we need this at the site.
o +/- 100sf storage – (non-active storage assumed at 49 Sudbury)
o Prominent signage
o Accessible structures, facilities for public use
o Space for public parking and safe ways for student/child pickup and drop off

Rent:
• Non-market rate rent ideal. +/- $10/sf may be acceptable [but is higher than currently
budgeted].
Other:

Quirky, odd space willingly considered (e.g., warehouse or industrial space; a barn for
Performing Arts).
It may be that space in a Concord (or other town?) public (or private?) school could be
considered for summer 2018 Arts Education programs.
Rental of trailers (on-site or off-site) may be considered for Arts Education programs
