Low VOC paints and glues used wherever possible. Carpet fibres includes renewable material. Passive
House design principles used throughout the design of this home. Highly energy efficient; PHPP heat loss
calculations and superb design suggest about 33% the heating energy of a standard home of this size. This
is possible because of extra thick walls (R34 with Roxul insulation) with split-studs reduces thermal
bridging, triple pane (best-in-class R8) windows, argon filled, selective direction-specific sun coatings.
Opening windows are mostly casement and awing style; innovative wall to wall unbroken ceiling vapour
barrier system; R50+ insulation in attic; R16 EPS insulation below basement floor; thermal bridge
measures between floor/footing and basement walls, which are R30 Titanwall SIP panels. Super high
efficient 2 stage, variable speed condensing furnace with ECM fans and condensing hot water tank
provide maximum energy for the fuel input. Measured air infiltration is about 1.3 ACH50. Approximately
80% energy efficient forced ventilation is provided by NuAire HRV (heat recovery ventilator); 42%
efficient Thermodrain system reduces hot water demand by recovering heat from warm water leaving
home and returning this energy to the hot water tank. Infrared camera and smoke pencil used to spot
weak energy spots. All pipe and electrical penetrations were gasketed and sealed during construction.
Exceptional care taken during all stages of construction to maintain a well-sealed building envelope.
Measured temperature differences from floor to ceiling are less than 1.5°C, ensuring optimum comfort on
every level of this home.
West facing windows have higher sunblock coating to reduce overheating. Building uses intelligent
shading to minimize direct summer sun. North and east window coatings admit more sunlight to
maximize passive solar energy where possible. Built-in geo-loops to mechanical room would permit
future heat pump and/or geo air conditioning system if desired.
Low flush toilets and LED lighting used throughout. Programmable thermostat and programmable HRV
controls allow intelligent control of energy systems. Zero maintenance exterior features composite wood
decking, aluminum exterior handrails, aluminum soffits and flashings, Smartboard white trim accents
tasteful Cabot blue and Azure blue vinyl siding. Faux stone accents enhance front of home. Hardie board
siding used behind natural gas BBQ area (for safety) and around front landing for extra durability. 40 year
asphalt shingles with heavy duty drip flashing and RhinoRoof underlayment should provide lifelong
roofing confidence. There is essentially nothing to paint outside, ever!
Double detached garage includes 16' insulated garage door, door closer with two controls, a wall mount
and a remote control. 9' walls allow plenty of overhead storage and the window gives ample sunlight. 4"
slope on garage floor ensures good drainage. Mandoor is 32" metal insulated model. Common wall is
insulated and fire-rated. Full sized concrete driveway connects to rear alley. Comparable premium vinyl
siding and white accents are used on garage.
