The first sale of Crow n land w it hin w hat is now t he Cit y of Knox w as for land in Row ville. This occurred in Oct ober 1855. The sale
w as not successful w it h only t hree lot s being purchased. How ever, it is int erest ing t o not e t hat an area designat ed t hen as a village
sit e has now becom e t he St ud Park Shopping Cent re.
One of t he allot m ent s bought at t he sale ex t ended from t he corner of St ud and Wellingt on Roads sout h t o t he Dandenong Creek
( including t he sit e of t he present SEC st at ion) . The purchaser w as a cigar m erchant , Julius Polit z, w ho nam ed his propert y
Kilcat t en Park. He plant ed fort y acres of t obacco t here and em ployed several fam ilies w ho est ablished a sm all set t lem ent on t he
creek. A very old pear t ree is all t hat rem ains now of t hat lit t le com m unit y of hom es.
The dist rict w as originally know n as ?Nerre Nerre Warrene? w hich w as an aboriginal t erm int erpret ed as m eaning ?no good
w at er?. The Lyst erfield area cam e t o be know n as ?The Flat s? unt il about t he m id 1870s w hen one of t he earliest select ors,
William Lyst er, donat ed land t o be used for a school sit e. When t he locals w ere asked w hat nam e t hey w ant ed t he school t o be
called t hey chose ?Lyst erfield? in honour of William Lyst er?s generosit y. The nam e w as gradually used for t he w hole area
including w hat is now know n as Row ville.
In 1903 t he blacksm it h, Nick Bergin, w hose forge w as near t he corner of St ud and Wellingt on Roads, decided t o pet it ion t he
governm ent t o est ablish a post al service t o t he area. ( M ail had t o be picked up at Scoresby up t o t hat t im e.) Perm ission w as given
and Nick w as asked t o provide a nam e for t he Post Office. He chose ?Row ville? t o honour t he Row fam ily of St am ford Park. The
fam ily, w it h it s large st able of horses, w as Nick?s biggest cust om er.
Jam es Quirk w as t he original purchaser of t he propert y lat er nam ed St am ford Park and he sold t o Frederick Row senior in 1858.
Frederick had been born in t he village of Bourne in t he count y of Lincolnshire, England in 1825. The village of St am ford is about
t en m iles sout h of Bourne. Frederick and his cousin, Richard Goldsborough, cam e t o M elbourne as young m en and est ablished
prosperous businesses in t he w ool t rade. St am ford Park passed t o Frederick?s second son, Edw ard, w ho in 1882 built St am ford
House. Edw ard bred racehorses, jum ping horses and rem ount s w hich w ere ex port ed t o India w here t hey w ere in dem and for t he
Indian Arm y. At Christ m as t im e and during t he spring racing season t he house w as filled w it h guest s. Because of failing healt h,
Edw ard sold t he propert y t o Thom as O?Keefe in 1909. He died a year lat er at t he age of 54.

num ber of parent s and children is ex pect ed t o decline in Row ville w hile t he num ber of people over
60 is ex pect ed t o increase. Household incom es are higher and unem ploym ent is low er in Row ville
t han t he averages for Great er M elbourne, Vict oria, and Aust ralia. In Row ville, 55% of people aged 15
years or older have com plet ed Year 12 schooling ( or equivalent ) and 20% have a Bachelor or higher
degree. There are m ore professionals in Row ville t han any ot her occupat ion, follow ed by clerical &
adm inist rat ion and t echnicians & t rades. Row ville resident s overw helm ing t ravel by car, w it h 92%
of all t rips t o w ork cont ribut ing t o t raffic on t he roads. Around 7% of people t ravelled by t rain or
bus, but w it hout a local t rain st at ion m any of t hose t rips depend on driving as w ell.

m akeover of St am ford Park?s open space.
The project t o t ransform 40ha of parkland in Row ville, alongside t he new
$125 m illion housing est at e, includes a $1.75 m illion advent ure play area,
a $600,000 lake playground and $328,000 of public art .
It also includes a $1 m illion refurbishm ent of t he 19t h-cent ury St am ford
Park hom est ead, w hich w ill be convert ed int o a rest aurant .
Knox Council cit y developm ent direct or Angelo Kouram bas said
confident ial t alks regarding an operat or cont inued but t he plan w as t o
have a cafe/ rest aurant w it h t he pot ent ial for funct ions including
w eddings.
The parklands m ast erplan w as approved by t he council recent ly, w it h
w ork ex pect ed t o st art in 2018 and be finished by lat e 2019.
The council w ill m anage t he parklands but t he cost w ill be covered by
m oney t hat developer St ockland paid t hem for t he land.
The St am ford Park public parkland w ill feat ure a m an-m ade lake w it h
lakeside kiosk and boardw alk, as w ell as ponds and an ?urban beach? for
yabbying.

been allocat ed t o car parks.
?There is a great lack of public t ransport in Knox and so w e?ve had t o
cat er for t hat ,? he said.
St ockland senior developm ent m anager Ant hony Scafidi said w hile t he
council w as in charge of designing t he public parkland t hey had w orked
w it h t hem ?t o ensure t heir design and t he design of St ockland project
int egrat e seam lessly?.
The first of t he 190 propert ies in t he housing est at e w ill go on sale lat er
t his year, M r Scafidi said.
