GENERAL RULES
The following rules are in place to keep my properties at its high-end finishes and in compliance with rules and regulations
in place to ensure the safety of my guests and the legal owners and residents of the building.
These rules will restrict certain guests from obvious abuse and they are not intended to disrespect seasoned users with
great reviews and or responsible adults. Please do not take offense:
1.

or Airbnb message thread, regarding any questions or issues you may have. Do not ask Concierge/Staff/Neighbors or
anyone else unless it is an emergency, they cannot assist you. We are working 24 hours day 7 days a week. Please do
not forget rule #1.
2.

Understand that though Airbnb is an incredible community of upstanding citizens who respect each other, yet it may
not appear this way in the eyes of others who are only being made aware of negative stories.

3.

You are a GUEST only, as a guest come and adhere to the behavior that is acceptable in the community.

4.

Absolutely no parties or extra guests (a must).

5.

Building Security monitors all persons entering through the buildings front door and elevator matching the party to
their suite via electronic fob. Those who abuse the rule on number of guests may be charged accordingly and or asked
to leave depending on the situation, (NO PARTIES).

6. Do not smoke inside of the property. SMOKING IS ONLY ALLOWED ON BALCONY (ash trays provided. Be careful
not to cause a smoldering fire). Do not throw butts (or anything) off balcony (fines will apply).
7.

Respect the rights and peaceful enjoyment of the residents of the building. There is zero tolerance to noise complaints
and disturbance. Toronto City by-law in effect in regards to noise disturbance after 11pm. If neighbors complain and
officials are called in you will be subject to the ($900) city fine and eviction upon their discretion for non-compliance.

8.

Must disclose damage or disruption during your stay via email message or phone immediately. Items are categorized
and accounted for; please do not take any items from the unit including towels, remote controls and essentials that
do not belong to you. Inventory will be taken by the maid service.

9.

Please do not wear shoes or boots in the suite and especially on the carpets.

10. At all times you are 100% responsible for your guests. We didn’t sign a contract with your guest. The non-registered
guest causes 99 % of the incidents. Discuss your responsibilities with your guests and insist they comply or ask them
to leave. If assistance is required call us.

11. Treat my home like you would your own. Your review, which will be the deciding factor on the future use of Airbnb,
will be based on how you have treated my home.
12. Enjoy, you are situated in the heart of a great city in a spectacular high-end condominium suite. Enjoy your stay and
contact us directly if you have any questions or concerns.
